Fire Protection Planning in Tyrol
OIB guidelines, TRVB standards, official requirements? We translate the regulations into fire protection that works: tailor-made fire safety concepts for the permit and supervision of their implementation on site, with one contact person who accompanies your project through to approval.
Fire protection belongs at the start of planning
For industrial buildings, hotels and most commercial construction projects, the authority requires proof of compliance with the Austrian OIB guidelines in the permit procedure, and a full fire safety concept for deviations or special buildings. We support fire protection throughout the entire project: from the competition stage through concept, detailed design and supervision of construction to the acceptance documentation. During operation we stay at your side as external fire safety officer and sprinkler attendant. The earlier we are involved, the more room remains for economical solutions, and the faster your project gets through the permit.
Together we bring fire protection to the very start of planning. That is when requirements can be negotiated, compensation measures found and costly retrofits avoided.
What we take off your plate
Tailor-Made Fire Safety Concepts
Fire safety concepts in line with the OIB guidelines and the TRVB standards for new builds, conversions and changes of use, matched to your individual requirements.
Coordination with Authorities & Experts
We represent your concept in the permit procedure, answer the experts' questions and accompany your project through to the legally binding permit.
Detailed Design
We prepare the detailed plans required to build your project and define the fire protection requirements in detail.
Supervision of Fire Protection Works
We make sure all fire protection measures are implemented during construction in line with the permit and the applicable regulations: regular on-site checks, careful documentation and coordination of everyone involved. At the end you receive legally sound fire protection completion documentation for submission to the authority.
Fire Protection & Escape Route Plans
Fire protection plans according to TRVB 121 O that give the fire brigade quick orientation in an emergency, and escape route plans that show employees and guests the safe way out. Clearly legible and up to date with your building.
Explosion Protection & Explosion Protection Document
Wherever flammable gases, vapours or dusts can occur, an explosion protection document is required. We assess the explosion hazards, define the hazardous zones and prepare the document including protective measures, so your operation is safe and ready for inspection. More about explosion protection
Fire Safety Officer & Sprinkler Attendant During Operation
We take on both roles as an external service: as fire safety officer according to TRVB 117 O and as sprinkler attendant according to TRVB 127 S. Self-inspections, inspection deadlines and documentation continue without gaps, without you having to train and release your own staff for it. More about the external fire safety officer
Fire protection for industry and hotels
Two worlds we know inside out: In industrial and pharmaceutical plants we plan fire and explosion protection for production and storage areas, aligned with the operating permit, right from the Kundl life science location. In the hotel and hospitality sector we support conversions and extensions during ongoing operations, where escape routes, existing structures and seasonal deadlines all have to fit together.
Fire protection in brief
Who may prepare a fire safety concept?
Qualified planners with the appropriate training and authorisation, such as engineering consultancies with fire protection expertise. What matters is that the concept is accepted by the authority and complies with the OIB guidelines and the TRVB standards.
When is a fire safety concept required?
When a building project deviates from the standard requirements of OIB Guideline 2 or involves special buildings, such as industrial facilities, car parks or high-rise buildings. In practice, the authorities in Tyrol require a concept in the permit procedure for most commercial projects.
What is the difference between a fire protection plan and a fire safety concept?
The concept is the planning document for the permit: it defines how the building achieves the protection goals. The fire protection plan is the graphical representation for the fire brigade and operations, showing extinguishing equipment, escape routes and access routes. We prepare both for you, the fire protection plan according to TRVB 121 O.
Who supervises the implementation of the fire safety concept on site?
Ideally the planner of the concept. Three steps work together here: in the detailed design, the fire protection requirements are defined in detail. During supervision of the fire protection works, we continuously check that they are implemented in line with the permit and the applicable regulations, with on-site checks, documentation and coordination of everyone involved. The final step is acceptance, for which we prepare the fire protection completion documentation for submission to the authority. That is exactly what we do for our projects in Tyrol.
What is detailed design in fire protection?
Detailed design translates the fire safety concept into detailed planning: the fire protection requirements are specified for the individual building components and trades and incorporated into the plans required to build the project. That way every contractor knows exactly what to implement, and the later acceptance by the authority and experts runs without surprises.
Do you also provide the fire safety officer or sprinkler attendant externally?
Yes. We provide both roles as an external service: the fire safety officer according to TRVB 117 O and the sprinkler attendant according to TRVB 127 S. This is particularly useful when nobody in the company has the training or the role is vacant after a change of staff. Self-inspections, inspection deadlines and documentation then continue without interruption.
When does a company need an explosion protection document?
As soon as explosive atmospheres can form in a company, for example from flammable gases, vapours, mists or dusts. The Austrian Explosive Atmospheres Ordinance (VEXAT) then requires the employer to assess the explosion hazards, classify hazardous areas into zones and record the protective measures in an explosion protection document. We prepare this document together with you.
Construction project or official requirement?
Send us your permit documents or the official notice. We will tell you honestly what is necessary and what is not. Together we get your project through the permit.
